Arizona Foundation Contractors Fix Foundation Problems.

Update July 5th 2021

Arizona foundation contractors fix foundation problems, stem wall cracks, concrete repair, oxidized rebar repair, spalling concrete, cracked or buckled concrete foundations in AZ. You may notice cracks in your basement walls, floor, or even your garage. Before you pay an Arizona foundation contractor to fix your foundation cracks, it’s important that you know some of the most common Arizona foundation problems so you don’t end up paying for a more expensive solution that doesn’t fix the problem at all.

Cracks occur in any part of a foundation’s surface including the floor and walls from foundation settlement, NOT from EXPANSIVE CLAY SOILS . A general crack in the foundation is not necessarily a serious Arizona foundation problem but you should make sure it isn’t a problem before you pay someone to fix it. Most Arizona foundations have several different layers including the base slab, interior poured concrete slab, decorative concrete layer, and the exterior concrete layer. Each layer of the foundation has a purpose to help keep the structure’s layers stable.Cracks are often found when floors are not properly laid. This can be as simple as not placing enough concrete between the layers of the concrete. If the flooring is laid too flat, it makes it easier for the concrete to crack. Over time, if the flooring is not laid correctly, it can weaken and eventually collapse under its own weight. In this case, you may need to remove the cracked flooring and replace it with new flooring.

Another Arizona foundation problem that can cause cracks is poor flooring. Even though concrete is extremely hard, it can still be easily damaged. If the floor is laid on concrete pads instead of on the solid concrete, it can also be subject to cracking. Once the floor cracks, it’s important that you find a way to fix the problem rather than replacing the entire foundation.

Fix Foundation Cracks Arizona

Another Arizona foundation problem that causes cracks is uneven flooring. Oftentimes, this happens when the flooring is not completely level. If you see uneven flooring, it’s important that you take steps immediately to fix the problem. There are actually a lot of ways to straighten out an uneven foundation, from adding more gravel to pouring waterproofing solutions into the cracks. You may need to invest in additional equipment to help you get your flooring back into shape, but if you take immediate action, you will drastically reduce the chances of the foundation cracking again.

As mentioned earlier, Arizona foundation problems aren’t usually the most complicated issues to fix. However, if you have any questions or concerns about your Arizona foundation, you should contact your trusted contractor or experts for advice. They can provide you with the help you need to fix your foundation problems and save you from further damages.

Arizona foundation problems are oftentimes a source of frustration for homeowners and builders alike. When you have an issue with your foundation, it’s important to fix it as quickly as possible to prevent damage from occurring. Even if you don’t realize it right away, cracks in the foundation can cause problems elsewhere in your home, which could cost you more money in the long run. By getting your Arizona foundation fixed as soon as possible, you can avoid future complications.

Fortunately, most Arizona foundation problems are easy to spot and fix. You should never ignore an issue with your Arizona foundation, as it can eventually lead to more costly problems down the road. It’s important that you work with qualified professionals to fix your foundation problem as soon as you can, so that you won’t have to spend more time worrying about it in the future. Your Arizona foundation should be one of the most stable foundations in the world, so it’s important that you always take care of it.

I was asked by the homeowner to come out and to do a valuation of this foundation that was concerning, and to answer these questions that they had. We’re going to start right here in the backyard. We live in Arizona, Arizona is an arid climate, none of these foundations here in the desert region, and lower elevations in Arizona have waterproofing. So the last thing that is done when the house is built, they paint these homes down to the top of the soil.

This is a stem wall, and the block construction is laid on top of the stem wall on the perimeter and this just completely comes apart. Stair-stepping in the walls the wall is actually coming out slightly. And what’s going on here is, the rebar on the interior is rusting. And because this stem wall isn’t waterproofed all the way down to the bottom of the stem wall below the paint and attacks the rebar. The rebar then expands up to five times its diameter, busting out this whole stem wall on this side. Left untreated, this whole wall can come down. This continues around the corner as well and down the whole side of this home.

Mesa Az Stem Wall Foundation Repair – Concrete Repairman LLC – Video
We’re here at a stem wall repair project. Oxidize rebar is breaking out this entire side right here causing this horizontal crack to occur. Chloride ion drive is creating the low voltage electrical current in the steel that’s expanding up to five times its size in diameter breaking out this whole side and continues. This crack will go all the way around the house. What has to be done is, pretty much the rule that most all contractors go by is sand blasting the rust off. Once we chip out the broken concrete and get to the reinforcement steel that’s on the interior.

Signs of Post Tension Foundation Problems – Concrete Repairman LLC
Post tension Foundation problems are running rampant in Arizona. Because of the fact that the perimeter foundation wall is only 12 in tall, and are not waterproof, the moisture easily goes underneath, and water vapor transmission goes up attacking the reinforcement Steel on the interior of the foundation blowing out the walls of the exterior. This will also allow the post tension cable to be released because of the oxidation of the 2 Halfmoon wedges that hold the 27000 PSI tension securely. Post tension foundations, are very susceptible to moisture. This moisture and availability of the oxygen combined together with steel causes oxidation. The oxidation process creates a low voltage electrical current through the reinforcement Steel. This reinforcement steel expands up to five times its size in diameter breaking out the exterior walls of post tension foundations valley-wide.

This rebar, and this collar, or the saddle, is rusting and when rebar rusts, or any steel rust, it can expand up to five times the size in diameter. It starts to expand and break out the weakest side which is this side. The concrete on the other side of this rebar is very solid, so we chip all of this out to get to this rebar pin here.

Concrete Repairman LLC | Foundation Repair Contractors Phoenix AZ – Foundation Problems
This crack and fracture here in this stem wall is caused by excessive moisture going into the stem wall in attacking the half-inch rebar that’s in here. The oxidation process of the water and steel is expanding the rebar up to five times its diameter causing this crack and fracture. Someone has patched this prior, you can see the broom marks on here where they pasted their patch, came back and broomed it. They didn’t put any epoxy water stop on the rebar prior to their patch, and it didn’t stop the oxidation or process. So what we’re doing here today is, making the correct repairs for the oxidation of this steel rebar, and we’re removing this entire patch.

Concrete Repairman LLC | Foundation Heave Cracks, Floor Heaving Not Caused By Expansive Soil?
Thanks for stopping by Concrete Repairman. What you are viewing is a floor heave fracture on an interior floor in a bedroom. And this is a keyway joint, right here running that direction and this is a separate crack, so we consider this as a triangulated fracture. Triangulated fractures means that, there’s an elevation here, and elevation there and an elevation there, three elevations on the exterior floor. There are vertical breaks on this side of the this home, and also over here next to the patio area in this master bedroom. When the foundation wall goes down, based on the evidence of the vertical fractures on this side of the home, because of the rain water saturation near the foundation.

5 out of 5 Stars Customer Review

We are very pleased with James and his guys. We had three companies come out to look at our foundation problem. James explained exactly what was happening and how to fix it. He was the only person who wanted to actually stop the problem from getting worse and fix it properly. The others companies wanted to do a band aid. This was a case of, you get what you pay for. We wanted it done right and not have to revisit the problem in a couple years and waste money. The guys who did the job were awesome. Hard working and we’re done a day early. Polite and informative. Thanks for giving us confidence.

James saved me close to $8k, identified the root cause of the problem, and we were able to save a large tree.

One of my rental units had buckling of tiles. For the past few months, we’ve had professionals come out and even an insurance agent. Each foundation expert gave us a different advice and we were left confused. From injecting polyurethane around the house to injection slurry at the affected site. Each recommendation costed between $4-$8k. I met with James, very professional. He took a look at the property and within 5 minutes diagnosed the problem and it wasn’t even foundation related! When he told me if was humidity and vapors causing the buckling of the tiles, I kinda thought…this guy believes in voodoo magic. Well, we broke out one the tiles to look underneath and low and behold, the foundation was flat underneath and that the tiles really did pull up. So the fix? Pull out the tiles, re-grout, and set them back in place with grout that allows for expansion such as siliconized grout. Isn’t that crazy?? I also speculated that a large exterior tree may have been the culprit of the ground moving. We went outside looked around and he basically said the tree is fine and does not need to be removed. I gave James a great big hug for really helping us with this situation.
Thank you, thank you, thank you!
Lesson learned: For something as big as a foundation issue, make sure to get several opinions.

5 out of 5 Stars Customer ReviewJames was outstanding! He spent time educating me on the needed repairs and going over what it was going to take to fix my foundation problem. He is very professional and interested in actually helping his clients. He has videos to support his over 30 years of experience and knows how to do the job right. Thanks for your services!!

I highly recommend James and his crew for any concrete job!!! He and his workers are highly skilled, extremely thorough, knowledgeable and polite. I had a stem wall repair job that I’d been putting off for far too long. I sought other bids but James’ was more detailed (by far), priced competitively and provided by James himself—He gave me a complete rundown of the process and the products he would use as well as the time frame and the warranty he would provide. I accepted his bid on the spot and scheduled the work for the following week. The job was completed in the time frame discussed and the results were far beyond my expectations. The house, courtyard, landscaping, sidewalk, yard and street were left cleaner than they found it. They even polished my stained concrete courtyard which was in no way a part of the job!!!! They went above and beyond and I am so grateful for that. Call James if you want the best team for your job!!!

5 out of 5 Stars Customer ReviewJames came out to my home and was able to pretty quickly identify my problem. He did a full foundation inspection, inside and outside. He was able to identify and show me where these area are and explain each of them, why they matter and what else could stem from them. He was able to provide me with a step by step plan of what I need to do as well as giving me a referral. His solution was not to fix what was cosmetically wrong but rather identify the problem and fix the problem. Once that has been completed we can move forward with a much lower cost option (not using piers or pillars) that is just as effective. I feel empowered and very knowledgeable about our foundation problems. He didn’t try to sell me anything or offer me a buy now gimmick for a discount (As one well known company in the valley does. You feel so pressured to make a very big decision when this happens) . He let me know at the very end how his services could help and when the time to help would be (after we have identified the problem and fixed it). He was very friendly. Family own and ran company. He’s third generation and 35+ years. He not only has expertise in AZ foundation issues but is from Nebraska and has a very well rounded knowledge of Soil and foundation problems. Thank you so much James for getting us started and saving us a ridiculous amount of money!

5 out of 5 Stars Customer ReviewGreat company! We were worried we had a foundation problem so we called for an evaluation. They couldn’t find anything wrong but taught us a ton about signs to watch for and didn’t charge us a dime. If I ever DO have a foundation problem I know exactly who to call. Awesome!

5 out of 5 Stars Customer ReviewHad the foundation repair completed in March. Later, I noticed a small low line (depression) close to the foundation. Once I notified the company of this, they quickly responded, not only fixing the problem to perfection, but also did a little grading repair to an area that was outside their responsibility. Later it was brought to my attention that the grading problem may have existed before the foundation work was done. Their workmanship is far beyond expectation. I appreciate their quick response and willingness to do more than was asked.

5 out of 5 Stars Customer ReviewJames, Concrete Repairman LLC surely saved the day for us and our home. It became aware that a large crack had formed due to gutter rain being misdirected toward the home. James was amazing in his precise knowledge of how to fix the floor that had heaved several inches across the living room. It was a massive undertaking to us and James was very reassuring that with his leveling and stitching the floor would be better than new. Well, he is amazing. We were so impressed. The crew worked hard and diligently, there were No schedule changes, every day they were on time, the job was done with the utmost professionalism. Communication before and during project was beyond our expectations. I’ve read other reviews and they are so wrong. This is an amazing company with skilled workers who care about the customer.
